EnquireRosyth Estate House is an upmarket boutique hotel in a stunning hillside setting just outside the town of Kegalle in western Sri Lanka. This tranquil and elegant property offers spacious and stylish accommodation in nine colonial-style rooms along with a swimming pool, a restaurant, and a spa. Surrounded by 62 acres of private estate, Rosyth House is a high-end rural retreat boasting glorious panoramic views of the surrounding hills.
Built in 1926 as a colonial planter’s bungalow, the property is set out across an extensive estate which houses working tea and rubber plantations. There are several terraces interspersed with courtyards, fruit trees, tropical plants, and manicured lawns. Communal areas include a lovely swimming pool with loungers, a spa pavilion, and an outdoor yoga ‘sala’. Meals are served in an airy dining pavilion overlooking the pool, with a focus on traditional Sri Lankan dishes incorporating home-grown fruits, vegetables and spices.
The accommodation comprises seven bedrooms in the main house, and there are a further two rooms in a nearby detached annexe. Each unit has double or twin beds, air conditioning, overhead fans and a spacious ensuite bathroom with WC, basin, and rainfall shower. Some of the larger ‘deluxe’ rooms come with four poster beds and a private outdoor terrace or balcony, whilst the two largest suites boast delightful outdoor baths on the terrace.
Activities include walking and mountain biking along the estate’s winding trails, and daily guided walks with Rosyth’s knowledgeable estate superintendent. The verdant grounds are great for bird and wildlife watching; grey hornbills and crested serpent eagles can be glimpsed, along with langur monkeys and wild deer. Daily yoga sessions take place in the designated ‘sala’, and private lessons can be arranged. Guests can indulge in a massage or beauty treatment in the spa pavilion, or enjoy a Sri Lankan cookery class. Community visits to the local village and schools, and excursions to the local tea factory can also be arranged. Trips further afield include the spectacular Peradeniya Botanical Gardens, or it’s a 30 minute drive to the elephant orphanage at Pinnawela. The UNESCO World Heritage Site of Kandy is about an hour’s drive away.
Children are extremely welcome at Rosyth Estate House. Staff organise treasure hunts for younger guests for a nominal fee, with proceeds going to a local school. Several of the bedrooms can be interconnected to make up a two-bedroom suite, ideal for families or groups travelling together, and cots and extra beds can be provided on request. Given the extensive nature of the grounds and the unguarded pool, parents are reminded that children must be kept under adult supervision at all times.

I would like to say a massive thank you for organising our Vietnam trip. The itinerary and execution were superb, as was the attention to detail. I would also like to thank the agent who was on the end of my whats app chat (I have no idea who they were!) – always available, always quick to respond, and kept me updated regarding times etc. Also, the guides Dan (north) and Tien (mid) were just excellent, and we really enjoyed their company. The lady (whose name I have forgotten) who was our additional guide for the DMZ day was exceedingly good and made that day very special.
